What is Flat Roofing?

Flat roofing is the most common roof system for commercial spaces, such as retail centers, office buildings, warehouses, shipping and logistics companies, and many more. This is mainly because flat roofing is easier to install on large surfaces, such as these buildings.

You’ll find most institutional, commercial, and industrial buildings have flat roofs. Flat roofs, commonly known as low slope roofs, have a flat structure. The slope of this roof system is slight, which allows for drainage through drainage holes, outlets, eaves, scuppers, run-off or internal drains.

The Benefits

There are many advantages to a flat roof, and some include that they’re money-saving. The flat roof’s general durability makes its repair and maintenance cost lower than most other roof options. Therefore, while you may be paying a considerable amount for the initial installation, you’ll save in repair and maintenance.

Time is an extremely valuable resource to any business. If your roof needs frequent repairs and maintenance, there could be considerable foot traffic that can disrupt your workday. Additionally, with less need for repairs, there’s a lower likelihood of disastrous damage, which could result in the need to shut down the business entirely. Due to their longevity and durability, flat roofs are a long-term investment.

Flat Roof Inspection

SPG Roofing & Exterior’s flat roof inspections are entirely contactless, and they begin our process. Using our drone technology, we can get a full assessment of your roof’s condition without stepping foot on it. Our advanced technology allows our team, as well as you, to inspect damage from anywhere, whether that’s a laptop, an iPad, tablet, or a conference room TV. Without the need to step foot on the roof, we eliminate the possibility of causing any further damage to the roof.

We’ll share with you our honest assessment, whether that means just a few repairs are needed or a roof replacement is needed. Our team will then work with you to determine a plan. Once you agree with the plan, we will go forward with production and installation or getting the repairs done if that is what’s needed.

Flat Roof Installation

SPG Roofing & Exteriors has the capability of installing several flat roofing systems. We will work with you to determine the best roof system for your building. The following are a few types of flat roofs that have been popular in the past. However, even if it was once a popular choice, it may not be the right choice for you. No matter what roof you choose, our team of professionals will make sure the roof is installed securely and properly.

Types of Flat Roofing Systems

EDPM

There are many flat roofing systems, some more popular than others. In the 90s, EDPM roofing was a popular choice in this region. EPDM roofing comprises a synthetic rubber membrane that is durable and can last up to 50 years if maintained properly. EPDM is also fire-resistance and is available in many different styles. While this material is durable, it consists of only one layer, which is relatively thin, which means this roof system may be more vulnerable to certain damage compared to other commercial flat roofing materials.

Ballasted

Decades ago, ballasted roofing was popular. The membrane of this roofing system is not anchored to the decking material. Instead, it is ballasted with gravel. The gravel used for this roofing is bigger than typical gravel and is applied in a thick layer, allowing it to hold up during heavy winds. Ballasted roofing installation is quick and easy; however, this roofing can be heavy, and the gravel tends to trap a lot of dirt. There also is always the chance of the gravel being blown off the roof, even though it can withstand it most of the time. If you have a ballasted roof, SPG Roofing & Exteriors can consult on replacing it.

Hot Mop

Hot mop roofing is a multi-layered, impermeable covering that can be applied to an existing roof. Commercial roofs are typically maintained and not replaced, which leads to there sometimes being multiple layers of roofing on top of each other. This can occur with many commercial flat roof types and can be a big problem and liability long term. If this is the case for your roof, SPG Roofing & Exteriors can address it before it becomes a major issue.

TPO

Thermoplastic polyolefin, better known as TPO roofing, is a lightweight material with great performance. TPO technology is more than 20 years old, is tried and tested, and is a go-to for many commercial roofing projects. The rubber roofing is an inexpensive low-slope option that lasts around 25 years when properly installed by our team.

Flat Roof Repair

No matter how durable a flat roof is, there will always be problems that can occur. Whether the problem is due to exposure, leaks, standing water, punctures and tears, debris, shrinkage, and lack of maintenance, SPG Roofing & Exteriors can spearhead the needed repair.
