Duro-Last is a PVC single-ply roofing system made by Duro-Last, Inc. What sets it apart is prefabrication: the membrane is fabricated in the factory to the measurements of your roof, with many of the seams and details made there, and then installed on site. How Duro-Last Prefabrication Works
The roof is measured, including penetrations, curbs and edges, and the measurements go to Duro-Last. The membrane is fabricated to fit, with many seams heat-welded in the factory rather than on the roof. Prefabricated flashings and stacks are made for the penetrations. On site, the panels are positioned, attached, and the remaining seams are heat-welded.
Fewer seams welded on the roof means fewer places where workmanship in the field can go wrong, which is the main argument for the system. It also means the measurements have to be right before fabrication starts.
Where PVC Roofing Fits
PVC membranes resist many chemicals, oils and greases better than other single-ply membranes, which is why PVC is often chosen for restaurants and buildings with rooftop exhaust. PVC seams are heat-welded, like TPO. PVC usually costs more than TPO or EPDM. As general industry figures (not SPG quotes), PVC typically runs $6 to $10 per square foot installed, depending on the roof.
If your building does not need PVC's chemical resistance, a TPO or EPDM roof may cost less. We will walk through the options after we look at the roof.
Warranties
Manufacturer warranties on commercial roofs are issued by the manufacturer, not the contractor. The terms, length and eligibility depend on the system, the project and the installing contractor, and many require an inspection by the manufacturer after installation. Before you sign, ask any contractor which manufacturer warranty they can provide for your roof and get it in writing. We will tell you up front which warranty options are available for your project.

We inspect the roof, photograph its condition, and measure the dimensions, penetrations and edges.

We recommend PVC, TPO, EPDM or a repair based on the building, budget and how long you plan to own it, and explain the warranty options.
Installation
The roof is prepared and the membrane is installed following the manufacturer's installation requirements.
Closeout
We do a final walkthrough and you receive the warranty documents for your system and maintenance recommendations.
