How often should a commercial roof be inspected?

Twice a year, in spring and fall, and after severe storms is a common recommendation. Older roofs and roofs with a lot of rooftop equipment or foot traffic benefit most. Many manufacturer warranties also require documented maintenance.

What are the signs a flat roof needs to be inspected?

Ceiling stains or drips, ponding water that stays more than a couple of days after rain, soft spots underfoot, blisters, open seams, and loose edge metal after a windstorm.

Can an inspection tell whether we need a repair or a new roof?

Often, yes. If problems are limited to a few seams, flashings or penetrations, a repair usually makes sense. If the membrane is worn out or wet insulation is widespread, replacement or a recover is usually the better investment. We will tell you which we would choose and why.

What We Check on a Commercial Roof

Most commercial roof leaks start in a few places, so that is where an inspection spends its time:

Seams: open, lifted or poorly welded seams on TPO and PVC, and loose seam tape on EPDM.
Flashings: where the roof meets walls, curbs, rooftop units and parapets.
Penetrations: pipes, vents, pitch pans and conduit.
Drainage: clogged drains and scuppers, and ponding water that stays more than a couple of days after rain.
Membrane condition: punctures, blisters, shrinkage, cracking and worn coatings.
Edge metal and coping: loose or lifted sections, which wind can peel back.

We also ask where leaks show up inside, since water often travels before it drips. Everything we find is photographed.

Wet Insulation and Moisture Surveys

Water that gets under a membrane soaks the insulation, and a roof can look fine on top while much of it is wet underneath. Soft spots underfoot, blisters and long-running leaks are warning signs. In the roofing industry, moisture surveys (infrared scans, impedance scanning and core cuts) are used to measure how much of a roof is wet. That matters for the next decision: a roof with little wet insulation may be a candidate for repair, a coating or a recover, while a roof with widespread wet insulation usually needs a tear-off.

After a Storm

Wind can lift seams, edge metal and coping, and hail can bruise or puncture membranes and damage rooftop equipment. After a storm we inspect the roof and document the damage with photos and a written scope. If you file an insurance claim, we meet the adjuster on site. See commercial storm damage.
