SPG's residential roof inspections are free. Some home inspectors and consultants charge for stand-alone roof reports, usually for real estate or legal purposes, but a roofing contractor's inspection to diagnose damage or quote a repair is commonly free.

How long does a roof inspection take?

It depends on the size and pitch of the roof and how much damage there is to document. The office can give you an idea when you schedule.

How often should I have my roof inspected?

Have it inspected after any significant hail or wind storm, and every year or two once the roof is about 15 years old. A newer roof with no storm history rarely needs more than an occasional check.

Do I need to be home for the inspection?

It helps, so we can show you the photos and answer questions on the spot. Ask the office when you schedule if you cannot be there.

Should I get a roof inspection after a storm?

Yes. Hail and wind damage is often invisible from the ground, and a damaged roof can take months to start leaking. Insurance policies set deadlines for reporting damage, so check your policy and have the roof inspected soon after the storm.

Will you tell me if my roof does not need work?

Yes. If the roof is in good shape, we tell you so and you keep the photos for your records.

When to Get a Roof Inspection

Most homeowners only think about the roof when it leaks, but by then water has usually been getting in for a while. These are the times an inspection is worth scheduling:

After a hail or wind storm. Hail bruises and wind-lifted shingles are hard to see from the ground, and a leak may not show up until the next heavy rain. See our storm damage page for what we look for.
When the roof is 15 years old or more. Architectural shingles in Indiana often start showing their age around this point, and an inspection tells you how much life is left so you can plan the cost.
When you see warning signs such as granules collecting in the gutters, curled or missing shingles, stains on the ceiling, or daylight in the attic.
Before you sell or after you buy. Knowing the roof's condition helps you plan repairs before they turn into a negotiation point or a surprise.

What a Roof Inspection Covers

An inspection covers the whole roof system, not just the shingles you can see from the street:

Shingles: missing, creased, cracked or curled shingles, granule loss, and hail bruising.
Flashing: the metal around chimneys, walls, skylights and in the valleys, where most leaks start.
Vents and pipe boots: cracked rubber boots and damaged vent caps are among the most common sources of small leaks.
Ridge and ventilation: ridge caps, ridge vents and soffit intake, since poor airflow shortens a roof's life and contributes to ice dams.
Gutters and downspouts: dents that point to hail, and drainage problems that push water back under the roof edge.
Decking: soft or sagging areas that suggest water has already reached the wood underneath.

What Happens After the Inspection

We walk you through the photos and tell you what we found. There are three common outcomes:

No work needed. We tell you so, and you have photos of the roof's current condition for your records.
A repair. Damage limited to one area can usually be repaired. Most roof repairs SPG sold from 2024 through 2026 ran $950 to $2,300. See roof repair.
A replacement. When the shingles are worn out or damage is spread across several slopes, replacement is usually the better investment. Most replacements SPG sold from 2024 through 2026 ran $12,000 to $28,000. See roof replacement.

If the damage came from a storm, you decide whether to file a claim. We provide the documentation and meet your insurance adjuster on site. If you want someone to negotiate the claim for you, we can refer you to a licensed public adjuster we work with.
