Flat Roofing: A Good Choice for Houses?

Flat roofs are a common sight throughout the country, and you typically see them in warehouses, malls, school buildings, and other types of commercial spaces. However, flat roofing can also be a solid choice for a home. Flat roofing is generally easier to install on large surfaces, which is why most commercial, institutional, and industrial buildings have this type of roof. 

Flat roofs, also referred to as low slope roofs, are not as common for residences due to the flatness of the structure having a habit of collecting water rather than shedding it as a typical residential roof would. However, despite its name, flat roofs do have a slight slope, and the slight slope allows for drainage through holes, outlets, or eaves. Flat roofs are still subject to standing water which can cause some major damage if not addressed. 

While it isn’t common, there are benefits to installing a flat roof on your home. Flat roofs have an attractive and interesting aesthetic, and they can give your home a sleek and modern look. Flat roofs are also cost-effective. This type of roof is long-lasting and protective. If the flat roof is installed properly and maintained properly, this type of roof can offer your home reliable protection for many years. 

Flat roofs also allow homeowners and property managers to utilize the open and flat space. Mostly all the square footage of the roof is available to be used. This space allows you to put a garden, a patio, or even a green roof there. Solar panels are also a good option to utilize the space.

EDPM Roofing

EDPM was a popular roofing type in the 90s. EPDM, an ethylene propylene diene terpolymer, is a synthetic rubber roofing membrane. This roofing is during and can last up to 50 years when the conditions are right. EPDM is extremely durable and fire-resistant and comes in various styles. However, since it consists of one relatively thin layer, it can be more vulnerable to certain damage than other roofing materials. Exposure to the elements may also cause shrinkage of the rubber roofing. 

TPO Roofing

TPO roofing technology is inexpensive and can last for more than 25 years, providing great performance when installed properly by a team like ours at SPG Roofing & Exteriors. The material reflects heat, rather than absorbing it, keeping the rooms below at cooler temperatures. However, while TPO is a great option used most commonly in roofing projects, be aware that the material can look dirtier than others. TPO is a great option if you don’t have a room that overlooks this section of the roof.

Modified Bitumen Roofing

Mod bit, or modified bitumen, roofing systems consist of a single-ply rolled roof weighted with a mineral-based wear surface. The roof system is placed and stuck using adhesive. Due to the lighter-colored surface, heat is reflected, resulting in a cut in energy bills. This is a common flat roof system for homes, and SPG Roofing & Exteriors is equipped to install, repair, and inspect this type of roof. The drawback of mod bit is that it isn’t as tear-resistant and EPDM roofing.
